What lease terms are available at 99 John?+
We offer flexible lease terms from 3 to 18 months. Our standard lease is 12 months. Shorter terms may carry a slight premium — ask our leasing team for current pricing by term.
How do I apply for an apartment?+
You can start your application online through our website. You'll need proof of income (recent pay stubs or tax returns), a valid photo ID, and a completed application form.
What credit score do I need?+
We evaluate applications holistically — credit score, income, rental history, and references. A guarantor option is available for applicants who don't meet standard income requirements (typically 40x monthly rent).
Is there a broker fee?+
For direct leases through our on-site leasing team, there is no broker fee. If you're working with an outside broker, their fee structure applies separately.

Pricing

What's included in the rent?+

The standard security deposit is one month's rent. Depending on your application, a reduced deposit may be available.

How do I pay rent?+
Rent is paid online through the resident portal. We accept ACH bank transfer and credit/debit cards. Autopay is available.
How do I submit a maintenance request?+
Log in to the resident portal and navigate to the Maintenance section. You can submit a request with photos, set a priority level, and track the status in real time.
